Starting January 1st, 2025, dues will be $66.67/month, due on the first day of the month.
You may also choose to pay annually or quarterly.
If you choose to pay annually, $800.04 is due on January 1st.
If you choose quarterly, your $200.01 payments are due on January 1st, April 1st, July 1st, and October 1st.
Please be advised that if your payments are not received by the last day of the month they are due, you will be charged a $20 late fee.
You can also schedule your dues assessments to automatically draft from your bank account by signing up for recurring payments through https://propertypay.firstcitizens.com/HOAPass/

MLA Board Meetings
Currently, all board meetings are held at the Community Park and via Google Meet if there is inclement weather.
Meetings are held quarterly (January, April, July, October) on the fourth Thursday at 6 pm. An email is sent to the Google Groups list inviting homeowners to participate.
Clark Simson Miller (CSM) is Mallard Lakes’ management company.
If you have not done so, please sign up for Vine, our management company portal, to access current balances and other important HOA documents.

Mallard Lakes is a neighborhood of 120 homes nestled amid three small lakes in northern Winston-Salem, North Carolina. Our neighborhood is near historic Bethania, a village settled by the Moravians in 1759. The lakes, Bluebill, Teal, and Canvasback, are home to ducks, geese, herons, and, of course, bass and catfish. Birds thrive in the surrounding woods, including hawks, owls, and even uncommon pileated woodpeckers. Mallard Lakes is a delightful place to live in North Carolina’s Piedmont.

ZONING
When Mallard Lakes was designed and built decades ago, the lots were established to take advantage of the lake shores. Many residents enjoy lots that are larger than average compared to new city streets. When the city of Winston-Salem annexed our neighborhood, the default zoning for the surrounding area allowed higher-density construction with smaller lots.
But:
The Mallard Lakes neighborhood is protected by a Neighborhood Conservation Overlay (NCO), a zoning restriction that overrides the default. Lots in the Mallard Lakes Association have larger minimum sizes based on the original neighborhood design.
The purpose of the NCO is to preserve neighborhood integrity and character by ensuring that new developments are compatible with existing developments in the neighborhood. The Neighborhood Conservation Overlay does not regulate the appearance of homes. Its standards apply only to how lots may be developed.
Because the average lot size differs in some parts of Mallard Lakes, the NCO is divided into three districts: District 1, District 2, and District 3. Within all districts, any dwelling must be oriented so that its front entrance faces the street on which the lot fronts.
